Resinous floor coatings
A resin floor is not painted onto concrete. It is keyed into a mechanically ground slab and cured as one continuous surface, with no grout lines and nothing open for oil or water to sink into.
A poured floor is a two-part resin system spread over profiled concrete, where it cures into a hard plastic sheet bonded to the slab. Build is measured in mils, not in coats. It does not peel the way floor paint peels, because it is not sitting on the surface — it is anchored into it.

Cured resin systems stand up to motor oil, brake fluid, road salt, and most household chemicals. The clear urethane or polyaspartic topcoat is the layer doing that work, and it is also what resists the hot-tire pickup that lifts one-part garage paint.
Gloss returns light instead of swallowing it the way bare gray concrete does. A shop or garage reads noticeably brighter without adding a single fixture, which is why warehouses and showrooms specify a reflective floor.
An uncoated slab dusts, stains, and spalls as its surface slowly breaks down. A bonded resin floor takes that abuse in place of the concrete, and the topcoat becomes the layer you refresh later instead of the slab.

100% solids epoxy, poured wet-on-wet, clear topcoat
Pigmented metallic resin worked while it is still wet, so the veining is formed by the pour itself rather than printed on. Depth shifts as you move across the room, and no two floors resolve the same way.
Broadcast to refusal, troweled back, sealed under urethane
Vinyl chip cast into a wet basecoat until the surface will not accept any more, then scraped back flat and sealed. The texture hides dust and tire marks and adds grip underfoot.
Double broadcast, 1/8 in. nominal build
Colored quartz aggregate in place of vinyl flake. Heavier build and a coarser tooth, which is why it is specified for wet rooms and floors that take carts, pallets, and standing water.
High-build pigmented coat, roller applied, gloss or satin
One pigmented color, flat and uninterrupted, with no chip or aggregate in it. The plain option, for rooms where the floor should disappear and the equipment on it should not.
Coatings fail at the bond line, not in the middle. The slab gets mechanically profiled with diamond tooling to open the concrete — a real CSP profile, not an acid wash — so the resin has something to key into.
Cracks, spalls, and pitting are cut out and filled flush before any color goes down. Moisture vapor transmission is measured first, because a slab that fails that test needs a vapor barrier, not a coating laid over the problem.
Pigmented resin goes down at spec thickness while the ground surface is still clean and open. If the finish calls for flake or quartz, it is broadcast into that coat while the resin is still wet.
A clear urethane or polyaspartic topcoat carries the gloss, the wear, and the chemical resistance. Cure is a chemical reaction, so slab temperature and humidity set the return-to-service schedule — not the calendar.
Resin has to be seen in place — under real light, at real scale, on a real slab. Renderings flatter it. Photographs of finished floors do not.

Cure is chemistry, not drying. Most resin systems take light foot traffic within roughly a day and vehicle traffic several days after that, and cold or humid conditions stretch both windows. The schedule for a specific slab gets set at the walkthrough, once the room and the conditions are known.
Because the bond is the product. Diamond grinding opens the concrete so resin can mechanically key into it, and acid etching or pressure washing does not produce the same profile. A coating installed over unprepared concrete will release in sheets no matter how good the material poured on top of it was.
Static cracks are cut out, filled, and made flush before the basecoat. A coating is not a structural repair, though: a crack that is still moving from settling or an active slab issue can telegraph back through the finish. Anything structural should be addressed by a concrete contractor before resin goes down.
Warm tires soften a coating that never chemically bonded to the slab, then grip it and pull it up as the rubber cools and releases. It is the classic failure mode of one-part latex floor paint and thin big-box kits. A properly ground slab under a two-part resin system with a urethane or polyaspartic topcoat is what resists it.
Dust mop it, then damp mop with a neutral pH cleaner. Avoid citrus and solvent cleaners and harsh degreasers, which dull gloss over time. When the topcoat eventually wears through in traffic lanes, it can be scuffed and recoated without disturbing the basecoat underneath.
